Menorca or Formentera: island seclusion, with or without an airport
Formentera offers the most radical seclusion in the Balearics: it is the smallest island, has no airport and has the most expensive homes in the archipelago. Menorca offers comparable calm on its north coast, with its own airport, a general hospital and year-round services, at less than half the price per square metre.
If your priority is to disconnect completely for a few weeks a year and budget is no constraint, Formentera has a charm that is hard to match. If you want a home you can use often, reach on a single flight and live in outside the season, Menorca is the more practical choice.
How much does it cost to buy in Formentera compared with Menorca?
Formentera is the most expensive municipality in the Balearics. According to idealista, resale homes there averaged €9,002/m² in Q2 2026, against a Balearic average of €5,337/m². In Q1 2026, pisos.com put Formentera at €10,027/m² with an average home price of €902,000, the highest in Spain in its analysis.
In Menorca, the most expensive municipality is Sant Lluís, at €5,738/m² for houses according to RealAdvisor (October 2026). Es Mercadal, home to Coves Noves, stood at €4,901/m². The gap is roughly twofold.
Supply in Formentera is also tiny: with 11,690 residents, very few houses come to market each year, which makes buying, and eventually selling, harder.
How do you get to Formentera, and to Menorca?
Formentera has no airport. You fly to Ibiza and take a ferry from Ibiza port to La Savina, a crossing of about 30 minutes on the fast boats that can take longer in bad weather. Including transfers and waiting, a journey from a European capital usually takes a good part of the day.
Menorca has its own airport, which handled 4.2 million passengers in 2025, around 2.1 million of them on international routes (Aena). From Coves Noves the terminal is about 20 minutes by car. Direct flights to the UK and Europe are reduced in winter, but links to Barcelona, Madrid and Palma run all year.
Which island is quieter in summer?
In absolute numbers, Formentera: its June 2025 peak was 30,282 people (Ibestat). Proportionally, though, it is the island that changes most: that peak equals 2.6 times its resident population, against 1.9 times in Menorca. Its best-known beaches, such as Ses Illetes, also receive thousands of daily visitors arriving by boat from Ibiza.
In Menorca, visitors concentrate in Ciutadella and along the south coast. The north coast, with coves around Addaia and Fornells, keeps a much more residential character.
Can you live in Formentera all year round?
You can, with limitations worth knowing. Formentera has a small hospital and essential services, but for medical specialists, major shopping or paperwork you need to take the ferry to Ibiza. In winter the island becomes very quiet and some services close.
Menorca has two towns that stay active all year, Maó and Ciutadella, a general hospital, secondary schools, shops and a population of 102,821. It is a place where you can live permanently without depending on another island.

When should you NOT choose Menorca over Formentera?
For some buyers Formentera is the right choice:
- You want the most absolute seclusion and do not mind relying on the ferry.
- You want Caribbean-clear water and long white-sand beaches: Formentera's, sustained by posidonia meadows, are exceptional.
- You move mainly by boat from Ibiza and value being close to its social life.
- Price is not a factor and you are drawn to a very small, exclusive market.
In any case, if you plan to let the house to holidaymakers, note that in Menorca new holiday-rental homes are suspended under Balearic Law 3/2022.
From the island to the north coast: Coves Noves
Many buyers looking at Formentera are really after three things: clean sea, silence and little building. In Menorca, those are found on the north coast. Coves Noves, in Es Mercadal, is a residential area beside Port d'Addaia, with a residents' club, a few minutes from the Addaia salt flats and s'Albufera des Grau Natural Park.
That is where the LLUM villas stand: four detached houses with 183.4 m² indoors, 170 m² of terraces, four en-suite bedrooms and a 21 m² infinity pool, facing the sunrise over the sea. The purchase options are explained on Buying.
Conclusion
Formentera is a unique place to escape to, at a price per square metre almost double Menorca's and with access that always goes through Ibiza. Menorca offers similar calm on its north coast, with its own airport and full services, which means you can use the house for many more weeks a year. For a home you live in rather than just visit, Menorca is the more practical option.
