Menorca or Ibiza: peace and quiet versus nightlife for a second home

If you want a second home for rest, quiet coves and a slower rhythm, Menorca suits you better than Ibiza. If you want social life, clubs, fashionable restaurants and an intense international summer scene, Ibiza is hard to match.

Price is the other big difference. In July 2026, according to the Spanish portal Fotocasa, homes for sale in the municipality of Ibiza averaged €7,351/m² and in Santa Eulària des Riu €8,494/m²; in Maó (Mahón), Menorca's capital, €3,551/m². The same budget buys considerably more house, land or view in Menorca.

How much more expensive is Ibiza than Menorca?

Roughly twice as much per square metre in comparable municipalities. Beyond Fotocasa, idealista reported in September 2026 that all five of Ibiza's municipalities were above €7,000/m² for resale homes. In Menorca, the most expensive municipality is Sant Lluís, at €5,738/m² for houses according to RealAdvisor (October 2026). In Es Mercadal, home to Coves Noves, the estimate was €4,901/m².

New-build in Ibiza is pricier still: an analysis published in 2024 put the average new-build home on the island at €1.92 million for an average of 320 m². These are differences of scale, not nuance.

Is Menorca quieter than Ibiza?

Yes. Between January and July 2025, 2,106,645 tourists arrived in Ibiza and Formentera and 993,640 in Menorca (Ibestat). Over the full year 2025, the two Pitiusan islands set a record of 3,727,861 tourists.

Summer pressure differs too. On the busiest day of June 2025, Ibiza had 290,219 people on the island and Menorca 195,062, according to Ibestat's human pressure indicator. Relative to residents, Menorca's socio-environmental observatory estimates 21 tourists per inhabitant a year in Ibiza and Formentera, against 17 in Menorca.

The type of visitor shapes the experience as well. Daily spending per tourist in Ibiza and Formentera is clearly above Menorca's, which Ibestat put at €170 a day in 2025: Ibiza attracts a more intense leisure crowd focused on clubs, beach clubs and events.

What does Ibiza offer that Menorca doesn't?

A world-famous nightlife and dining scene, a very active international community and more flights. Ibiza airport handled 9.1 million passengers in 2025, more than twice Menorca's 4.2 million, with the United Kingdom as its largest international market at 1.87 million passengers, followed by Italy, Germany and the Netherlands (Aena).

For a buyer who wants to host friends, socialise and move between events, Ibiza offers something Menorca has no intention of replicating. Its restaurant and leisure season also runs a little longer.

What does Menorca offer that Ibiza no longer has?

Space and silence. Menorca has been a UNESCO Biosphere Reserve since 1993 and keeps long stretches of undeveloped coast, linked by the Camí de Cavalls, a 185 km public footpath. The north coast, with red-sand coves and pine woods, remains largely residential.

It also offers very different value. A budget that buys an average home in Santa Eulària can buy a detached villa with a pool and open sea views on Menorca's north coast.

When should you NOT choose Menorca?

Menorca is not for those looking for what defines Ibiza. Choose another island if:

  • Your idea of summer is going out at night. Menorca has traditional festivals such as Sant Joan in Ciutadella, but no club scene.
  • You want a large, very active international community all year. Foreign nationals make up 35% of Ibiza's population, against 21% in Menorca (INE).
  • You need frequent direct flights to London, Milan or Amsterdam. Ibiza has more routes and more frequencies.
  • You were counting on holiday lets to fund the purchase. In Menorca, new holiday-rental homes are suspended under Balearic Law 3/2022.

From the island to the north coast: Coves Noves

Buyers who come to Menorca from Ibiza are usually looking for what they missed: calm, fewer cars, coves without music. The north coast delivers that best. Coves Noves, in Es Mercadal, is a residential area above the bay of Port d'Addaia, about 20 minutes from the airport, with a residents' club, tennis, padel and Son Parc golf course nearby.

That is where the LLUM villas are: four detached houses stepped down the slope, facing east over the sea, with four en-suite bedrooms, 353 m² of indoor and terrace space and a 21 m² infinity pool. Floor plans and materials are in Inside a LLUM villa.

Conclusion

Ibiza and Menorca sell opposite experiences. Ibiza is energy, scene and connectivity; Menorca is space, landscape and rest. For a second home designed to switch off, with a budget that goes further per square metre, Menorca is the more coherent choice. For those who want to be where things happen, Ibiza.

Frequently asked questions

Is it cheaper to buy a house in Menorca than in Ibiza?

Yes, roughly half the price per square metre. In July 2026, according to Fotocasa, homes for sale averaged €7,351/m² in the municipality of Ibiza and €8,494/m² in Santa Eulària, against €3,551/m² in Maó. For houses in Es Mercadal (Menorca), RealAdvisor estimated €4,901/m² in October 2026.

Is there nightlife in Menorca?

There are bars, terraces and popular festivals, mostly in summer and around each town's patron-saint celebrations, such as Sant Joan in Ciutadella. There is no large club scene like Ibiza's, and that absence is precisely one of the reasons many buyers choose Menorca.

How many tourists does Menorca receive compared with Ibiza?

Between January and July 2025, Menorca received 993,640 tourists and Ibiza and Formentera 2,106,645, according to Ibestat. Over the whole of 2025, the Pitiusan islands recorded 3,727,861 tourists, an all-time high.

Which island has better flight connections from the UK?

Ibiza. Its airport handled 9.1 million passengers in 2025, with the UK its largest international market, against 4.2 million in Menorca (Aena). Both islands lose many international routes in winter, but Ibiza keeps more frequencies.

Can a new villa in Menorca be let to holidaymakers?

Not at present. Balearic Law 3/2022 suspends new holiday-rental homes in Menorca until a cap on tourist beds is approved, and the Balearic Tourism Act also requires homes to be five years old. Check the current position with the island council before buying.

Which part of Menorca is the quietest?

Broadly, the north coast is the least developed and most residential: areas such as Coves Noves, Addaia, Fornells and the surroundings of s'Albufera des Grau. The south coast and Ciutadella hold much of the island's hotel capacity.
