Menorca or Mallorca: where to buy a luxury villa in 2026

If you want a villa for a quieter life, surrounded by protected countryside and at a lower price per square metre, Menorca is usually the better fit. If you need a capital city that runs all year, more flights, a wide choice of international schools and restaurants, Mallorca has the edge.

Scale is the real difference. Mallorca has 971,068 residents and Menorca 102,821 (INE, 1 January 2025). Palma airport handled 33.8 million passengers in 2025; Menorca airport, 4.2 million (Aena). These are two very different ways of living on an island.

How much does a square metre cost in Menorca compared with Mallorca?

In Mallorca's villa areas, prices are clearly higher than in Menorca. According to the Spanish portal pisos.com, in the first quarter of 2026 Andratx stood at €8,158/m², Calvià at €7,565/m², Sóller at €5,925/m² and Pollença at €5,316/m². Menorca's highest-ranked municipality in the same study, Sant Lluís, was at €5,055/m².

Fotocasa's July 2026 index gave €7,260/m² for Calvià and €5,200/m² for Palma, against €3,551/m² in Maó (Mahón). In Es Mercadal, the municipality that includes Coves Noves, RealAdvisor estimated an average of €4,901/m² for houses in October 2026.

Each portal measures something slightly different (asking prices, estimates or recorded sales), so treat these numbers as orders of magnitude rather than valuations. We explain the sources in Property prices in Menorca in 2026. The pattern, however, is consistent: Mallorca's most sought-after coast costs roughly 50% to 60% more per square metre than its Menorcan equivalent.

Is Menorca quieter than Mallorca?

Yes, both in absolute numbers and day to day. Between January and July 2025, 7,884,814 tourists arrived in Mallorca and 993,640 in Menorca, according to the Balearic statistics office (Ibestat). On the busiest day of May 2025 there were 1,360,551 people on Mallorca and 161,659 on Menorca.

To be fair, Menorca also receives many visitors relative to its population. The island's socio-environmental observatory (Obsam) estimates 17 tourists per resident a year, and the August 2025 peak reached 230,833 people. The difference lies in where they go: much of Menorca's tourist accommodation is concentrated in Ciutadella and along the south coast, while the north coast remains largely residential.

Which island has better flights and services?

Mallorca, without question. Palma has year-round direct flights to dozens of European cities, the Balearics' main referral hospital, several international schools and a full urban life in winter.

Menorca is well connected in season: in 2025, half of its 4.2 million passengers flew on international routes (Aena). In winter, however, flights concentrate on Barcelona, Madrid and Palma, and direct links to the UK and the rest of Europe thin out considerably. If you plan to be on the island between October and May, you will notice it.

Where are the landscape and a villa's value better protected?

Menorca has been a UNESCO Biosphere Reserve since 8 October 1993, and its planning rules have restrained urban growth for three decades. The Camí de Cavalls, a 185 km public footpath in 20 stages, runs around the entire coastline.

For an owner, that restraint has two effects. The landscape you buy is the one you will still see in twenty years. And the supply of new sea-view villas is scarce, which tends to support values. Mallorca protects outstanding areas too, such as the Serra de Tramuntana, but its market is far larger and more varied.

When should you NOT choose Menorca?

Menorca is not the right answer for everyone. Look elsewhere if:

  • You need direct flights home all year. In winter, many international routes stop and you will usually connect via Barcelona, Madrid or Palma.
  • Your children need a wide choice of international schools. Mallorca offers more options and places.
  • You want nightlife, varied fine dining or year-round events. Palma and south-west Mallorca offer far more.
  • You want the villa to pay for itself through holiday lets. In Menorca, Balearic Law 3/2022 has suspended new holiday-rental homes until a cap on tourist beds is set, and the Balearic Tourism Act also requires a home to be five years old.

For British and American buyers, two more points: after Brexit, UK nationals are treated like other non-EU buyers, so a military permit may be required on the islands outside urban areas, and stays are limited to 90 days in any 180 without a visa. We cover both in British and American buyers in Menorca.

From the island to the north coast: Coves Noves

Within Menorca, the north coast is the least developed and the most open to the landscape: red-sand coves, pine woods and the s'Albufera des Grau Natural Park. Coves Noves, in the municipality of Es Mercadal, is a residential area beside the port of Addaia, about 20 minutes from the airport, with a residents' club, tennis and padel, and Son Parc golf course close by.

It is the kind of setting that appeals to buyers who know Mallorca and want the same sea, with less density. This is where the LLUM project stands: four detached villas facing east, each with 183.4 m² indoors, 170 m² of terraces, four en-suite bedrooms and a 21 m² infinity pool overlooking Addaia bay (see the villa).

Conclusion

Mallorca is the logical choice if your island life will revolve around a city, frequent flights and a broad range of services. Menorca is the choice if you are looking for space, quiet and a landscape protected by law, at a noticeably lower price per square metre on the coast. Neither is better in the abstract: it depends on how you will use the house.

Frequently asked questions

Is it cheaper to buy a villa in Menorca than in Mallorca?

Generally, yes. In Q1 2026, according to pisos.com, Andratx (Mallorca) was at €8,158/m² and Calvià at €7,565/m², while Sant Lluís, Menorca's most expensive municipality in that ranking, was at €5,055/m². For an individual villa, views, plot and condition matter as much as the island.

Are there flights to Menorca in winter?

Yes, but mostly domestic. In winter, Menorca airport connects mainly with Barcelona, Madrid and Palma, and direct routes to the UK and the rest of Europe are greatly reduced. Travellers from London, Amsterdam or Germany outside the season usually need one connection.

How many people live in Menorca compared with Mallorca?

According to Spain's statistics institute (INE), on 1 January 2025 Menorca had 102,821 residents and Mallorca 971,068. Mallorca has almost ten times the population, which explains the difference in services, traffic and urban life between the two islands.

Can I let my villa to holidaymakers in Menorca?

Not if it is a new home being registered for holiday lets today. Balearic Law 3/2022 suspends new holiday-rental activity in Menorca until the island council sets a cap on tourist beds, and the Balearic Tourism Act requires the home to be five years old. Check with the Consell Insular before buying.

Which part of Menorca is most like south-west Mallorca?

None replicates its density of services. By price and international demand, Sant Lluís is Menorca's most expensive municipality. By landscape and privacy, the north coast, with places such as Coves Noves or Fornells, offers the experience most different from Mallorca: less building and open sea views.

Is Menorca a good place to live all year round?

Yes, if you value calm. Menorca has an average annual temperature of 17.2 °C and 2,632 hours of sunshine according to Spain's met office (AEMET), plus full services in Maó and Ciutadella. What you miss in winter are direct international flights and the summer's cultural programme.
