How much does a sea-view villa in Menorca cost in 2026?

In most cases, a sea-view villa in Menorca costs between just under €1 million and several million euros in 2026. According to RealAdvisor (October 2026), the median asking price of a house is €960,678 in Es Mercadal and €1,250,898 in Sant Lluís, and 80% of houses in Es Mercadal sit between €290,636 and €4,316,971. Open sea views, new build and a pool place a villa in the upper half of that range.

Purchase taxes come on top: for a new home, 10% VAT plus 1.5% or 2% stamp duty (AJD); for a resale home, Balearic transfer tax (ITP) of 8% to 13% on a sliding scale.

How much does a square metre of house cost in Menorca?

It depends on the municipality. RealAdvisor estimated these average house values in October 2026:

  • Sant Lluís: €5,738/m² (+7.1% over twelve months)
  • Es Mercadal, which includes Coves Noves, Fornells and Arenal d'en Castell: €4,901/m² (+8%)
  • Ciutadella: €4,735/m² (+7.9%)
  • Maó: €4,456/m² (+7.2%)

These are averages across all houses in each municipality, including older, inland homes without views. A new villa on the sea tends to sit above them. We explain what each source measures in Property prices in Menorca in 2026.

How is the price of a specific villa worked out?

Starting from floor area and adjusting for five factors:

  1. Views. A side glimpse of the sea is not the same as an open, protected panorama with nothing built in front.
  2. Age and quality. A new villa with current energy performance and no pending works is worth more than one from the 1980s.
  3. Plot and privacy. Garden size, orientation and distance from neighbours carry a lot of weight on an island where outdoor space is used nine months a year.
  4. Pool and terraces. An infinity pool and generous terraces are, in practice, living space.
  5. Location on the island. The north coast, more protected and less built up, and the south-east around Sant Lluís, most in demand from international buyers, are priced differently.

A common mistake is to compare only €/m² of built area. In a Mediterranean villa, terraces and porches are as much part of the home as the living room.

Which taxes apply when buying a villa in Menorca?

It depends on whether the property is new or resale. A new villa bought from its developer pays 10% VAT (Spanish VAT Act, art. 91) and, on the deed, 1.5% stamp duty in the Balearics, or 2% if it is worth €1 million or more.

A resale villa pays transfer tax, calculated in the Balearics on a sliding scale: 8% up to €400,000, 9% up to €600,000, 10% up to €1 million, 12% up to €2 million and 13% above. So a resale villa at €1.5 million pays €150,000 in ITP (€90,000 on the first million plus 12% of the remaining €500,000). Notary, land-registry and any financing costs come on top.

The full breakdown, with the legal references, is in Taxes when buying a new home in Menorca.

What does it cost to run a villa each year?

Recurring costs for a non-resident owner include local property tax (IBI), insurance, utilities, garden and pool upkeep and, if you live outside Spain, non-resident income tax on deemed income: 1.1% or 2% of the cadastral value, taxed at 19% for EU residents or 24% for others, including UK and US residents.

A new villa with good insulation, ducted air conditioning and aerothermal hot water uses noticeably less energy than an older house, which is worth factoring in when comparing purchase prices.

When is paying for a sea-view villa in Menorca NOT worth it?

There are cases where the premium for views does not pay off:

  • If you will use the house for only a few weeks a year and mainly want to be near a particular beach, a home without views close to the cove may suit you better.
  • If you need holiday-let income: in Menorca, new holiday-rental homes are suspended under Balearic Law 3/2022.
  • If the views are not protected: a panorama that depends on an undeveloped neighbouring plot can disappear. Check the planning status before paying for it.

An example on the north coast: Coves Noves

In Coves Noves, Es Mercadal, the LLUM villas occupy four stepped plots on Calle Acacias, a cul-de-sac, with open views east over the bay of Port d'Addaia and the islet of na Macaret. Each villa has 183.4 m² indoors, 170 m² of terraces and porches, a 524 m² plot according to the Land Registry, four en-suite bedrooms and a 21 m² infinity pool.

The price of the LLUM villas is available on request and depends on how you buy: off-plan, at a fixed price with turnkey delivery, or through managed self-build, where construction contracted directly by the owner-developer carries 10% VAT. Both options are explained on Buying.

Conclusion

In 2026, a sea-view villa in Menorca typically sits above the median house price of its municipality, around €1 million in Es Mercadal and €1.25 million in Sant Lluís, and can reach several million depending on views, plot and quality. On top of that, add roughly 11.5% to 12% in taxes for new build (VAT plus AJD), or 8% to 13% for resale. Compared with Mallorca, Ibiza or the French Riviera, it remains one of the most reasonable markets in the Mediterranean for living on the sea.
